Realtor Esther Caulton was recommended to me by a trusted friend after my mother passed away and I was given the responsibility of managing her estate and selling the family home. My mother and father lived there for 50 years, and while the house was in good condition, there were some issues like old appliances and other items or issues which were not up to modern times or standards.

Esther inspected the house with me and made smart recommendations about improvements that would increase the value of the home. She also introduced me to a contractor who she works with who could perform all of the work for very reasonable rates. The upgrades and repairs took about a month with Esther supervising the work as it progressed. She also made smart recommendations like what kind of floor tiles should be used to get the most value from the investment, or how to add a dishwasher to a kitchen that never previously had one. The upgrades cost about $20,000 and we estimate it increased the home’s value and sale price by at least $50,000.

Due to high interest rates and uncertainty in the economy, we did not see a lot of qualified buyers at first. Esther compensated for that by strategically hosting events like open houses and lowering the price slightly so that the listings online stayed fresh and kept attracting new people. Esther was always very transparent when she made recommendations and explained the rationale behind her suggestions, all of which were very intelligent. It was easy to tell that she was a veteran of this process and knew how to work the system to achieve maximum value for our property.

Also, whenever I had a question, no matter what time of day, she would either call or text me back very quickly. Having never sold a home before, I was very nervous about the process. But Esther made sure everything was very streamlined and efficient. I almost never felt worried or stressed after she became my realtor, and if I did, she was a calm and experienced voice who would explain the how's and whys about the convoluted selling process.

In the end, the home sold for way more than I ever expected. All of the aforementioned improvements helped it to stand out and continue to attract buyers even in a down market. I have no doubt that without Esther’s skill and professionalism, that we would have earned far less on the sale.

Esther is AWESOME!

I cannot begin to express how lucky I was to connect with Esther. I was remote to the property, and needed someone who really understood the neighborhood and the state of Maryland. I also needed someone who could help remotely navigate the whole process.

And Esther came through like an express train.

She had very good ideas, some even out of the box. And when we agreed - she made it happen. BTW: I recommend her staging company. I think that really made short order of my empty house.

Esther's team took amazing photo's including drone shots. Really marketed the value of the location (including the amazing sunset from the back porch).

Most importantly - and very important: Ester did her homework. Getting comp's for my neighborhood were very difficult because it is a new community. But Esther did amazing research. She proposed a go to market price that even I thought was impressive. And even though other properties experienced less than satisfactory appraisals, Esther's price was perfect. I got a 100% cash, non contingent offer and the property appraised at exactly what Esther proposed.

It was an amazing set circumstances. She made a really difficult situation resolve amazingly to my benefit. And most importantly, she always had my interests at the forefront of her thoughts.

Even after the sale, Esther noticed that there were funds that should have been credited back to me that didn't show up on the settlement sheet. Without prompting, she was right on the settlement company - and now I have nice extra check heading my way.

You might think these comments are a paid advertisement. If getting my sale price plus lost money found, then yes I am a paid advertiser.

On the old Ed Sullivan variety TV show, he would occasionally feature a juggler who would get a couple dozen plates spinning simultaneously on thin wooden rods. It was always fun to watch and see if the plates would start to wobble and come crashing to the floor... but that never happened because the juggler was so good. My wife and I just sold a townhouse and bought our retirement single-family dwelling, and Esther managed to keep all the plates spinning, without a single crash, for both transactions. She is incredibly talented, very knowledgeable, superbly gracious and endlessly encouraging. She answered all of our many questions and made sure every facet of the buy and sell was covered. There’s a little something called Trust. And this is exactly what we needed as we were new to selling and buying resales. With Esther there was nothing but trust and honesty from the very first meeting to closing in our cars due to COVID-19. We built our first home and it was a very different, much longer transaction. Selling your home is emotional and you think about putting a dollar amount on a home your kids had their nursery in makes you second guess everything. But with Esther by your side we trusted she had our very best interest at heart through the whole process. Even when we knew we were being the most annoying clients ever. We worked with Esther in order to find an apartment when moving from Massachusetts to downtown D.C.. Months before visiting D.C., Esther spent a lot of time sending us properties, explaining pros and cons with each neighborhood and overall being very patient with all our questions and requests.
